These Terms of Service govern your access to and use of CommunityInfoPage.com, operated by TechResidential, LLC, an Arizona limited liability company.

By accessing or using the site, creating an account, purchasing a subscription, sponsoring a community page, uploading content, or using any paid or free feature, you agree to these Terms.

If you do not agree, do not use the site.

1. Overview of the Service

CommunityInfoPage.com provides community information pages and related tools that may include:

  • management company information;
  • utility information;
  • community maps and approximate boundaries;
  • problem and resolution center contact guidance;
  • upcoming elections and legislative district information;
  • AI-generated summaries of selected CC&R and governing-document provisions;
  • photos of communities;
  • public-record and third-party data;
  • owner, parcel, and property information available only to authorized users where applicable;
  • management-company dashboards;
  • competitive management-company data;
  • advanced parcel and geospatial tools;
  • paid real estate agent sponsorships.

The site is currently in beta. We may add, remove, modify, suspend, or discontinue features, data, tools, or access at any time.

2. Eligibility

Anyone may browse public portions of the site, subject to these Terms.

You must be at least 18 years old to:

  • create an account;
  • purchase a subscription;
  • sponsor or advertise on a community page;
  • upload content;
  • submit issue reports or correction requests;
  • access management-company tools;
  • use API keys or advanced features.

You represent that you have authority to bind any company, brokerage, management company, or other organization on whose behalf you use the site.

3. No Affiliation or Official Status

CommunityInfoPage.com is an independent informational website.

Unless expressly stated in writing, we are not affiliated with, endorsed by, approved by, sponsored by, or acting on behalf of any:

  • HOA;
  • community association;
  • management company;
  • real estate brokerage;
  • utility provider;
  • Town of Gilbert department;
  • Maricopa County office;
  • Arizona Corporation Commission;
  • election authority;
  • government agency;
  • school district;
  • public safety agency.

Names, logos, marks, and references to third parties belong to their respective owners and are used for identification, informational, or nominative purposes only.

4. Informational Purposes Only

The site is provided for general informational purposes only.

We do not provide legal, real estate, brokerage, appraisal, title, escrow, tax, insurance, financial, HOA management, emergency, surveying, engineering, or professional advice.

You are responsible for verifying information with official records, applicable professionals, the HOA, the management company, government agencies, election authorities, utility providers, title/escrow professionals, attorneys, surveyors, or other qualified sources before acting.

5. Public Records and Third-Party Data

The site compiles information from public records, third-party sources, APIs, downloads, scraping, manual compilation, user submissions, and internal analysis.

Data may be inaccurate, incomplete, outdated, duplicated, misclassified, or changed by official sources without notice.

We do not guarantee that:

  • a listed management company currently manages a community;
  • a statutory agent is the current management company;
  • a community boundary is official;
  • parcel data is current;
  • owner information is current;
  • HOA board member information is current;
  • utility information is complete;
  • election or legislative district information is current;
  • CC&R or governing-document summaries are complete;
  • photos depict current conditions;
  • issue-resolution contacts are correct.

6. Owner Names, Parcel Data, and Public-Record Property Information

Some paid features may provide authorized community-manager or management-company users with access to owner names, parcel information, mailing information, HOA board member information, or related property data obtained from public records, government sources, recorded documents, assessor data, recorder data, or other publicly available sources.

This information is provided only for lawful, legitimate community-management, compliance, administrative, operational, and related business purposes.

Users may not use owner names, parcel data, or public-record property information to:

  • scrape, bulk extract, or build a competing database;
  • resell, sublicense, publish, redistribute, or transfer the data;
  • create marketing lists or lead lists;
  • conduct unlawful solicitation;
  • harass, threaten, intimidate, or target homeowners;
  • discriminate or assist discrimination;
  • contact homeowners in violation of applicable law;
  • violate privacy, consumer-protection, real estate, HOA, or fair-housing laws;
  • infer sensitive personal characteristics;
  • combine the data with non-public personal information for unauthorized profiling;
  • use the data outside the scope of the user's authorized account or written agreement.

Public-record property information may be incomplete, outdated, inaccurate, or disputed. A person listed as an owner, board member, statutory agent, or related contact may no longer have that role or relationship. Users are responsible for verifying information with official sources before relying on it.

Access to owner names and parcel information is a limited-use license, not a sale, transfer, or unrestricted disclosure of the underlying database.

7. AI-Generated CC&R and Governing-Document Summaries

Some community pages may include AI-generated summaries of selected provisions from CC&Rs or other governing documents, such as rental restrictions, parking, pets, architectural rules, leasing, short-term rentals, solar, landscaping, and related topics.

These summaries are provided for convenience only.

AI summaries:

  • are not legal advice;
  • are not HOA advice;
  • are not real estate, brokerage, title, escrow, or transaction advice;
  • may omit important provisions;
  • may misinterpret language;
  • may fail to reflect amendments, rules, policies, enforcement practices, or later documents;
  • may not be reviewed by an attorney;
  • do not replace the recorded governing documents.

The recorded CC&Rs, amendments, bylaws, rules, architectural guidelines, plats, and other official documents control.

You must review the original documents and consult appropriate professionals before relying on any summary.

Real estate agents, management companies, community managers, and other commercial users may not present AI summaries as official, legal, complete, verified, attorney-reviewed, HOA-approved, or suitable for transaction reliance unless separately verified by qualified professionals.

8. Problem and Resolution Center

The Problem and Resolution Center may help users identify possible contacts for issues such as emergencies, non-emergencies, rules and standards, noise, nuisance, parking, traffic, crime, safety, animals, wildlife, sanitation, utilities, drainage, landscaping, contractors, repairs, schools, children, legal issues, and disputes.

The site does not:

  • provide emergency services;
  • submit complaints on your behalf;
  • track issue status;
  • guarantee resolution;
  • act as an agent for any HOA, management company, government agency, utility, or emergency service.

For emergencies, call 911.

9. Maps, Boundaries, Parcels, and Geospatial Tools

Maps, boundaries, parcel overlays, and geospatial tools are informational and approximate.

Community boundaries may be based on county assessor GIS data or other sources, but they are not surveys, legal boundary determinations, title determinations, subdivision approvals, HOA certifications, or official maps.

Management-company users may access advanced geospatial tools, including parcel-level views cross-referenced with assessor data. These tools remain subject to the same limitations.

You must verify boundaries, parcels, and legal property matters with recorded plats, county records, surveyors, title professionals, and other official sources.

10. Photos

Community photos may be created by us or submitted by users. Photos are informational and may not reflect current conditions.

You may not copy, reuse, republish, scrape, resell, or commercially exploit our photos unless permitted by a separate written agreement.

We may remove or modify photos at our discretion. Photo removal requests may be sent to privacy@communityinfopage.com.

11. Accounts and Security

Account users are responsible for:

  • maintaining accurate account information;
  • safeguarding passwords;
  • using optional two-factor authentication where appropriate;
  • protecting API keys;
  • controlling access by employees, contractors, agents, and representatives;
  • all activity under their accounts.

You must notify us promptly of unauthorized access or suspected compromise.

We may suspend, restrict, or terminate accounts at any time if we believe there is misuse, risk, nonpayment, breach of these Terms, or harm to the service or others.

12. Acceptable Use

You may not:

  • scrape, crawl, harvest, mine, or bulk extract data;
  • bypass rate limits, access controls, or API restrictions;
  • reverse engineer or attempt to derive source code or database structure;
  • use the site to build or improve a competing product or database;
  • resell, sublicense, redistribute, or commercially exploit data except as expressly allowed;
  • spam, harass, threaten, abuse, or impersonate others;
  • upload unlawful, infringing, defamatory, deceptive, private, or harmful content;
  • interfere with site operation or security;
  • attempt unauthorized access;
  • use data for discrimination;
  • use data to contact homeowners in violation of law;
  • misrepresent affiliation with an HOA, management company, government agency, brokerage, or community;
  • use the site for unlawful, deceptive, or abusive purposes.

13. User Submissions

Users may submit corrections, documents, photos, issue details, comments to us, and other materials where features allow.

By submitting content, you represent and warrant that:

  • you own the content or have permission to submit it;
  • the content is accurate to the best of your knowledge;
  • the content does not violate law or third-party rights;
  • the content does not contain unlawful, defamatory, private, confidential, or infringing material;
  • you have authority to submit it on behalf of any organization you represent.

You grant TechResidential, LLC a nonexclusive, worldwide, royalty-free, sublicensable, transferable license to host, store, reproduce, display, modify, adapt, analyze, publish, distribute, and otherwise use submitted content to operate, improve, market, and provide the site and related services.

We may review, edit, reject, remove, moderate, or decline to use any submission at our discretion.

14. Management-Company and Community-Manager Terms

Management-company and community-manager users may receive access to dashboards, competitive management-company data, owner and parcel data, public-record property information, uploaded documents, reports, and related features.

Competitive management-company data may include number of communities managed, client lists, and geographic coverage. This data may be inferred from statutory-agent listings in Arizona Corporation Commission data or other sources and may be outdated, inaccurate, or disputed.

Management-company and community-manager users agree that:

  • dashboard access is for internal business use only;
  • public-record owner and parcel information may be used only for authorized community-management, compliance, administrative, operational, and related business purposes;
  • data may not be scraped, exported, resold, republished, or used to create a competing service;
  • data may not be used for unlawful solicitation, discrimination, harassment, privacy violations, or unauthorized marketing;
  • confidential or non-public platform information must be protected;
  • uploaded documents, photos, and other materials must be authorized;
  • they are responsible for users under their account;
  • they will comply with subscription terms, seat limits, rate limits, API rules, and written agreements.

Unless a separate agreement states otherwise, management-company users may use platform outputs internally but may not redistribute CommunityInfoPage.com databases, dashboard views, reports, photos, owner datasets, parcel datasets, or compiled data outside the platform.

15. Real Estate Sponsor and Advertising Terms

Real estate agents may pay to sponsor a community page. Sponsorship may display the agent's or brokerage's name, photo, phone number, email, website, license number, and related advertising content.

Sponsorships are paid advertisements. Sponsorship does not mean the sponsor is endorsed by, approved by, affiliated with, preferred by, or officially associated with any HOA, community, management company, government agency, utility, or CommunityInfoPage.com.

Unless expressly agreed in writing, sponsorship does not provide exclusivity, ownership of a page, control over community content, or the right to prevent other advertising elsewhere on the site.

Real estate sponsors and advertisers do not receive access to public-record owner-name or parcel-owner datasets through sponsorship. Sponsors may not use CommunityInfoPage.com to obtain homeowner lists, owner-name lists, mailing lists, lead lists, or solicitation lists unless expressly allowed in a separate written agreement.

Sponsors are responsible for:

  • real estate licensing compliance;
  • brokerage approval;
  • MLS rules;
  • Fair Housing compliance;
  • advertising-law compliance;
  • truthful and non-misleading claims;
  • use of accurate license and brokerage information;
  • keeping contact information current;
  • obtaining rights to photos, logos, and ad content they submit.

Sponsors may not claim or imply that they are:

  • the official HOA agent;
  • preferred by the HOA;
  • endorsed by the community;
  • endorsed by a government agency;
  • guaranteed to sell or rent homes;
  • able to provide guaranteed outcomes;
  • associated with the site beyond paid advertising.

Sponsors may not use discriminatory housing language or unlawful targeting.

We may review, approve, reject, modify, suspend, or remove sponsor content at our discretion.

Agents may not use screenshots of sponsored pages in their marketing unless we provide written permission.

16. Sponsorship Auction and Term

Community-page sponsorships are auctioned and last for approximately 3 months, unless otherwise stated in a written order, checkout page, or sponsorship agreement.

We may cancel or decline sponsorships at our discretion. Sponsors may cancel according to the applicable subscription and cancellation terms.

Payment does not guarantee placement if the sponsor fails verification, violates these Terms, provides prohibited ad content, or creates legal, reputational, operational, or compliance risk.

17. Fees, Subscriptions, Billing, Cancellation, and Taxes

Paid products may include:

  • management-company subscriptions;
  • real estate sponsorships;
  • premium public features;
  • other paid features.

Unless otherwise stated, paid services are billed monthly and may automatically renew.

Payments are processed by Stripe.

You authorize us and Stripe to charge applicable fees, taxes, and recurring subscription amounts to your selected payment method.

You may cancel within 15 days of starting for free cancellation. After that initial period, subsequent cancellations will take effect after the next subscription payment date, unless a separate written agreement states otherwise.

Fees are non-refundable except as expressly stated or required by law.

We may change prices, billing methods, features, and subscription terms prospectively. Taxes may be added where applicable.

18. Intellectual Property

The site, database, photos, UI, reports, compilations, summaries, dashboards, workflows, designs, code, and other materials are owned by TechResidential, LLC or its licensors, except for third-party materials and public records.

You may share links to public community pages.

You may not copy, scrape, reproduce, republish, resell, sublicense, frame, mirror, bulk download, or commercially exploit our data, photos, database, reports, dashboard outputs, or site content except as expressly permitted by these Terms or a separate written agreement.

19. Third-Party Services and Links

The site may include third-party links, data, maps, payment services, analytics tools, government sources, utility sources, and other third-party materials.

We are not responsible for third-party websites, services, content, policies, accuracy, security, or availability.

Mapbox, Google Analytics, Stripe, government data sources, utility providers, and other third parties may have their own terms and privacy practices.

20. Correction and Removal Requests

You may request correction or removal review by contacting privacy@communityinfopage.com.

We may consider requests involving inaccurate data, outdated information, photos, uploaded materials, owner information, parcel information, or other content.

We are not obligated to remove public-record information, data needed for legitimate business purposes, information required by law, or content we determine should remain available.

21. Beta Disclaimer

The site is in beta. Features may be experimental, incomplete, unavailable, inaccurate, interrupted, modified, or discontinued.

You use beta features at your own risk.

22. Disclaimer of Warranties

The site and all content, data, summaries, maps, photos, tools, reports, and services are provided "as is" and "as available."

To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of accuracy, completeness, reliability, merchantability, fitness for a particular purpose, title, non-infringement, availability, and uninterrupted operation.

23. Limitation of Liability

To the fullest extent permitted by law, TechResidential, LLC and its owners, officers, employees, contractors, agents, affiliates, and service providers will not be liable for indirect, incidental, consequential, special, exemplary, punitive, lost-profit, lost-revenue, lost-data, business-interruption, reputational, or reliance damages.

To the fullest extent permitted by law, our total liability for any claim related to the site or these Terms will not exceed the greater of:

  • the amount you paid us in the 3 months before the claim arose; or
  • $100.

Some jurisdictions do not allow certain limitations, so some limits may not apply.

24. Indemnification

You agree to indemnify, defend, and hold harmless TechResidential, LLC and its owners, officers, employees, contractors, agents, affiliates, and service providers from claims, damages, liabilities, losses, costs, and expenses, including reasonable attorneys' fees, arising from:

  • your use or misuse of the site;
  • your account activity;
  • your submissions or uploads;
  • your advertising or sponsor content;
  • your violation of law;
  • your violation of these Terms;
  • your infringement or misappropriation of third-party rights;
  • your real estate, brokerage, management-company, or commercial activities;
  • your use or misuse of owner names, parcel data, or public-record property information;
  • your reliance on site information without appropriate verification.

25. Governing Law and Venue

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules.

Subject to any mandatory law, disputes will be brought in the state or federal courts located in Arizona, and you consent to personal jurisdiction and venue in those courts.

26. Class Action and Jury Trial Waiver

To the fullest extent permitted by law, you and TechResidential, LLC agree that disputes will be handled only on an individual basis and not as a class, collective, consolidated, or representative action.

To the fullest extent permitted by law, you and TechResidential, LLC waive the right to a jury trial.

27. Changes to These Terms

We may update these Terms from time to time. Updated Terms will be posted on the site with a new effective date.

Continued use of the site after changes means you accept the updated Terms.
